When should I replace my water heater?

Many common problems with water heaters are fixable—and relatively inexpensive. The water heater's thermostat could be broken, a heating element could have failed, a water supply line could be clogged, the pilot light could be off (if a gas hot water heater), or the heating element could be faulty (if an electric water heater). In some cases, bacteria or sediment builds up within the water heater tank and needs to be cleaned out. All of these problems are fairly minor and are worth the cost of repair if your water heater is within a normal lifespan.

How long do water heaters last?

Most electrical residential water heaters have a life expectancy of around 10-12 years. Depending on the make of the heater, the severity of your local climate, and how well the heater was originally installed and has been maintained, it could last longer (or break down far sooner!). The short answer to the question, "When should I replace my water heater?" is: replace your water heater if it is leaking around the base, if it works intermittently, the hot water smells like rotten eggs, or if it has stopped working entirely.

If your water heater is relatively new and it's causing problems, be sure to check your warranty paperwork and follow any manufacturer instructions for getting in-warranty repairs or replacement completed.

If you notice even short showers end up cold, your water is rusty or smells bad, or your hot water pressure seems to be low, call the water heater experts at Edwards & Mills, Inc. We will diagnose your problem, taking into account the age of your water heater and the severity of the problem as we make our recommendation for repair or replacement.

If you do need to replace your water heater, new models are much more energy efficient than older ones, and you'll save money over the lifetime of the unit. Tankless and solar water heaters may also qualify you for federal tax credits.
